• DEPOSIT: The deposit will be returned at the end of the contract, in accordance with current legislation, once the landlord has checked that the property is in good condition and that the provisions of this contract have been properly complied with. OBLIGATIONS OF THE TENANT : - to keep the property in perfect condition during the rental period stipulated by both parties; - to notify the landlord as soon as possible in case of breakdown, damage or accident that may occur in the property during their stay, - not to cause any nuisance to the neighbours, - to respect the internal rules of the property, if the dwelling is part of a community, residence or housing estate. - it is forbidden for the tenant to sublet the property to third parties. OBLIGATIONS OF THE LANDLORD : - repair, as soon as possible, any possible breakdown or malfunctioning of the domestic equipment essential to the tenant's comfort, - to carry out, himself or through an intermediary, the inspection of the rented accommodation together with the tenant to check the condition of the accommodation on the first and last day of the rental period, - hand over the accommodation in a perfect state of use, habitability, cleanliness and safety, - to leave the electricity, gas and water supply in perfect working order, and to expressly indicate to the tenant whether or not their use is included in the rental price, as indicated in the third clause of this contract, PETS The presence of pets in the rented property must be expressly authorised by the owner. NUMBER OF AUTHORISED OCCUPANTS : 4 persons CANCELLATION : The tenant who unilaterally cancels the rental contract will not be able to request the reimbursement of the amounts already paid to the owner. If the landlord unilaterally cancels the rental contract for any reason other than the tenant's non-compliance with the terms of the present contract, he shall: - reimburse the tenant the deposit paid or the full amount of the rent already paid, as soon as possible, if it is a case of force majeure that makes it impossible to rent the flat, - pay double the amount received, if the cancellation is due to any other cause. TERMINATION : In the event of non-compliance with the clauses of this contract by both parties, this contract will be terminated with full rights, without the right to any compensation on either side. APPLICABLE LAW : The parties submit to the jurisdiction and competence of the courts and tribunals of the place where the rented property is located. The laws of Spain are applicable and specifically the current Urban Lease Law.
